30 Townhomes Proposed for Queen Anne High School Gym Site

There were two offers submitted for the 1.1 acre site at 1431 2nd Ave N, one of which was proposed by Lorig for $7.5 million with plans to construct approximately 30 Victorian-style townhomes at the old Queen Anne High School gym site.

The real estate development and management firm, plans to start construction upon closing on the property in the fall of 2009 and complete the project a year later. According to Ron English, the district’s deputy general counsel and property manager, Seattle Public Schools will be considering the purchase and sale agreement on May 7th and should be finalized in July of this year.

Lorig originally converted the old Queen Anne High School into apartments, restored The Victoria, a 1920’s apartment building into condos in 1998 and are currently developing 200 West Highland (now selling from $1.3M to $4M!) …click here to read more!

Friday Condo Wrap-up

If you are thinking about purchasing at the Escala, this coming month is your last chance to customize the home interiors!  Selections will be starting on January 20th and will continue through mid-February…

Also, there are a lot of specials going on right now.  Just to name a couple…

- I previewed Trio last week with a client and they have been running weekly specials (“Home of the Week”) every Friday dropping prices more than $30k for select units.  If you are interested in this building, I recommend contacting sales manager, Jackie Daum for more information.

- The Parc also has several floorplans available and the developer is offering to cover homeowner’s dues for up to 2 years on select floorplans (the units facing WAMU & Avenue One). 

With all the availability and specials out there, you may increase your chances of getting a better break if you have your agent draft up a purchase and sale.  It was strongly hinted that the developers are open to reviewing all offers…hey, it never hurts to ask!

- Moving on…200 West Highland has updated their website and revealed all 25 floorplans ranging from 1,500 SF-2,800 SF with prices starting at $1.23M to just under $4M.  Completion is scheduled for this fall and their showroom is located at 2025 1st Ave #420.

Queen Anne’s 200 West Highland - Update

200 West Highland is well on its way! 

For a while the site was pretty quiet but for the past couple of weeks, everything comes alive as early as 7:30am. 

Their website is up and operating- make sure to register for the latest news OR allow me to keep you posted.  Prices are starting at $1.2M, sales begin this fall and you can find additional information here.  I am very excited for this project- great location and views!

Kerry Park’s New Neighbor- 200 West Highland Condominiums

If you have visited Kerry Park recently (south slope of Queen Anne), you will have noticed that the 1927 Parkview Apartments (across the street) is well in shambles- 2 years after receiving “almost” landmark status back in March of 2005.

The good news is that this prime location (and the protected views) will soon accommodate an exceptionally high-end 5 story, 25-unit luxury condo building- 200 West Highland.  Floor plans will include an assortment of 2 bedrooms, 3 bedrooms & 3 bedroom + dens ranging from 1521-2877 sq. feet and get this- estimated pricing is to start at $1.2 million

The building itself will be steel and concrete and most homes will have private landscaped terraces with gorgeous views of downtown Seattle and Elliott Bay.  Ceiling heights will range from 8’6”-11’ and each home will include 2 underground parking spaces.  The 200 West Highland finishes have not been released just yet, but they are to be of higher caliber than the standard “luxury” finishes we have seen lately.  

The developer, Lorig Associates LLC, will also be working with Mithun Architects, Walsh Construction Co, Atelier Landscape Architects and Two9Design to complete 200 West Highland for August 2008 occupancy.  Sales are to begin this fall and so far they have been moving right along with the demolition.
