Something New…

  I decided to take a different (fresh and fun) approach to marketing some of my listings- this is the first of many so let me know what you think!

I am hosting a series of fashion shoots in a select group of properties changing themes and styles to match each home.  This particular shoot was at the home I have listed for lease in Magnolia- click here for more details!

What Should You Do With Your Tax Rebate?

The government’s Economic Stimulus Plan has been in the news a lot lately, and the $168 Billion package is intended to jumpstart the economy by distributing tax rebates that should be arriving in your mailbox as early as spring. The question is: what should you do with your rebate check? The info below can help you estimate how much you’ll receive, consider your options, and start planning now so you’re prepared.

HOW MUCH MONEY WILL YOU RECEIVE?

The amount you receive ultimately depends on how much you make. For instance, individuals with adjusted gross incomes up to $75,000 will receive a rebate check of $600. If you’re married filing jointly and earn up to $150,000, you can expect to receive $1,200. Those who earn at least $3,000 but don’t pay taxes will receive about half as much–$300 for individuals or $600 for married couples filing jointly.

If you make more than $75,000 as an individual or $150,000 as a married couple, your rebate check starts to shrink. That doesn’t mean you’re out of luck… most high-income taxpayers will still receive a check. But you can plan on receiving $50 LESS for every $1,000 you earn over those limits.

Finally, if you have children, you can expect to receive a $300 credit for each child.

SO…WHAT SHOULD YOU DO WITH YOUR REBATE?

Do Nothing…At Least for Now–Don’t start mentally spending those dollars just yet. At the minimum, you should hold off until you file your 2007 tax return. That’s because the gross income listed on your 2007 return will actually determine how much you’ll receive. And unless you absolutely need to, try not to spend the money at all until you have it in hand. Too often, we make purchases on the credit card or with money from savings with the intention of paying it back…only to have some other expense come up in the meantime. To avoid falling into this trap, make a commitment to yourself to wait for the check to arrive before you spend it.

Don’t Overspend–Regardless of how much you receive, make a budget and stick to it. We all know how easy it is to go to the store with a specific amount in mind, only to walk out over budget. In this case, not only could you end up spending your entire rebate check, but may actually come out negative by spending additional money that could be budgeted for your regular bills.

Consider NOT Spending At All–The government is issuing these tax rebates with the hope that Americans will help bolster the economy by spending it. However, “spending” isn’t always the best plan. If you have high-interest credit cards or other loans, use the rebate to help pay down the debt…and get out from underneath those payments sooner! If your debt load isn’t very high, consider saving the rebate check in an interest-bearing account, funding or starting a college savings plan, or even putting the money in a retirement account that will earn you more and more money as time goes on.

The Economic Stimulus Plan features a number of benefits you may not be aware of. In addition to rebate checks, it includes new conforming loan limits that may allow you to refinance and save money every month, or purchase a home more affordably. Out of all the holidays in the year, New Years happens to be one of my personal favorites.  It is a time to reflect, make change and move forward not only on a personal level at home or in the office but also as a community. 

I have my own set of targets for 2008 (aka resolutions) as simple as remembering to put my debit card back in my wallet (throwing it around and having to order new cards every 7 weeks has been pretty painful!) to the inital process of positioning myself to be Seattle’s next mayor (a little far off I know, but is it really?).  What are some of your resolutions for 2008?

The SLU Streetcar’s FIRST Week & FIRST Collision

The City of Seattle reported that over 10,000 people rode the new South Lake Union streetcar in the first day and a half (click here to read more).  Today being the first full week of operation, it was only natural that one of the streetcars would experience a first collision- go figure!

The minor accident happened this morning around 7:30am when an SUV ran a red light at the Mercer & Terry intersection and was hit by the streetcar.  Just another thing to watch out for in the ever-changing SLU neighborhood so watch out!  

About the South Lake Union Line of the Seattle Streetcar
The South Lake Union line of the Seattle Streetcar is a 2.6-mile (round-trip) passenger rail line connecting South Lake Union to the Westlake Hub. Three new, modern streetcars that will make 11 stops along the line will serve the route. Operated by King County’s METRO Transit Division, the Streetcar is part of Seattle’s transportation network. Fares are $1.50 for adults, .50 cents for senior citizens (ages 65 and over), 50 cents for youth (ages 6-17), and children ages 5 and under are free. METRO transit passes, Pugetpass or bus transfers are honored. Trip planning assistance and streetcar schedules are available at www.seattlestreetcar.org.

Oprah- Smallest Homes & Tips for Maximizing Square Footage

I just got back from my primitive family vacation at Steamboat Rock in eastern Washington and as I was unpacking I overheard Oprah talking about the smallest most efficient homes she has ever seen- Tiny Homes, Big Ideas

From a 96 sq ft mobile cabin and America’s skinniest townhouse (just 7 feet wide!) to a 265 sq ft apartment for three- all residents use very creative strategies to efficiently utilize every nook and cranny while still expressing themselves and living comfortably.  Designer Nate Berkus shares his ideas too!

As some of the new construction studios and one bedrooms continue to get smaller and smaller, there is still hope for making the tiny floorplans very livable!

Everything on Schedule at 5th & Madison Condominiums

Last week there were concerns about possible delays at the 5th and Madison Condominiums due to the recent sales transaction but it doesn’t look like it will be impacting October occupancy!  Over 75% of the homes have been sold and they will be unveiling 2 concept homes in late August, décor provided by Roche Bobois
