Retail space is featured along Colman Tower’s entire Western Avenue frontage and on most of Post Avenue. These are high quality spaces with 20 foot high ceilings and large glass panes creating inviting storefront entries. On Post Avenue, the building is held back to relieve this slender street and create an active retail / pedestrian zone with festoon lighting strung between Colman Tower and the neighboring Colman Building. This illumination creates a sense of canopy and an active outdoor space with a festive atmosphere.

West Block- Stadium Place will have more than 700 residential units among three towers and over 18,600 SF of retail space.  Parking for 400 residents.

East Block- Stadium Towers will have either one or two towers based on the final design.  Approximately 420,000 SF of office space (Class A/and or hotel), 16,000 SF of retail space and parking for 500 residents.

Pioneer Square: NEW high-rise residential/office building set for CenturyLink’s N Parking Lot!

As of Monday, North Lot Development (partnership between Daniels Real Estate and R.D. Merrill according to tax records) have officially acquired CenturyLink Field’s north parking lot.

They will be breaking ground this week on the project’s 1st phase- 444 apartments, retail and parking.

Confirmed: Over 1,400 Microsoft Employees Coming to Seattle in 2008

To follow up on yesterday’s excitement- Microsoft will be leasing 126,000 square feet at the Westlake/Terry Building in South Lake Union and additional space in two other Pioneer Square locations (111 S. Jackson and 505 Union Station). Good news and good timing!

Qwest Field’s North Parking Lot- SOLD for $10.1M

Yesterday, Ron Sims signed an agreement selling Qwest Field’s north parking lot to Nitze-Stagen & Co and Opus Corp. for $10.1 million.

According to the Puget Sound Business Journal, the agreement mandates that the project (just shy of 4 acres) will include at least 400 condominiums and apartments in which 100 will be dedicated to affordable housing.

Get rid of the waste-of-a-space parking lot and clean up Pioneer Square!

Starbucks Headquarter coming to Pioneer Square!

Last year around this time, Starbucks was filing paperwork to acquire two buildings at 83 S. King St. and 505 1st Ave. S in Pioneer Square. It is confirmed that they are indeed extending their headquarters but it will be quite the process.

Built in 1904 and renovated in 2000, 83 S. King is currently occupied by Starbucks employees in the Store Development Design and Pacific Northwest Region Store Development Team divisions. Other lease agreements within the building have been honored and Starbucks will gradually take up the space as it comes available. 505 1st Ave S. has been granted a master use permit for a 7 story, 203,000 sq. ft office building. A parking lot, parking garage and the one story, Duncan Building sits on the site and plans for demolition have not been revealed, let alone a timeline.

This is very exciting news for the neighborhood and a perfect fit for those condo projects just being developed/proposed in the Downtown/Pioneer Square areas. An update should be publicly released in the next month or two, so stay tuned!
