There were two offers submitted for the 1.1 acre site at 1431 2nd Ave N, one of which was proposed by Lorig for $7.5 million with plans to construct approximately 30 Victorian-style townhomes at the old Queen Anne High School gym site.
The real estate development and management firm, plans to start construction upon closing on the property in the fall of 2009 and complete the project a year later. According to Ron English, the district’s deputy general counsel and property manager, Seattle Public Schools will be considering the purchase and sale agreement on May 7th and should be finalized in July of this year.
Lorig originally converted the old Queen Anne High School into apartments, restored The Victoria, a 1920’s apartment building into condos in 1998 and are currently developing 200 West Highland (now selling from $1.3M to $4M!) …click here to read more!

| Seattle-based, Pb Elemental has an award-winning portfolio of luxury townhouses, single-family homes and small condominium projects, but recently decided to take on a much bigger project- Trophy Tower.
The 43-story, ultra-luxury tower will be position on a 2,800 SF lot at Court Place and Howell Street in the Denny Triangle. There will only be 19-units priced from $2-$18 million- the first 5 floors will be 2bd/2.5ba flats (2,050 SF) while the remaining 14 floors will be two-story 3bd/3.5ba (4,000 SF)…$976-$4500 a square foot!! Amenities will include a rooftop deck, spa, 24-hour concierge, housekeeping and a chauffer service.
Construction is set to start in 2011 and will take 16 months to complete. Another unique twist…the firm also purchased the air rights to the 6-story building located at 1811 Eastlake. This will allow the tower windows to be placed right at the lot line…check out the rendering!

On this gorgeous day, I had the privilege to meet with Molly Gleason for a hardhat tour of the Four Seasons Hotel & Residences and I must say that the project is moving along quite nicely! The building topped out in December 07 at the 22nd floor, windows are now being installed and they are even working on the terrace level pool/spa. The building is set for occupancy this August/September and there are no delays to report.
Being that prices started at $2M, the Residences have not experienced any signs of slowing in the market. In fact, another offer on one of the larger homes was going to be submitted to the developer, Seattle Hotel Group, after our appointment. I took some photos and walked through the floorplan of #1801, currently offered at $9,493,000 and #1804 (floorplan below).

200 West Highland is well on its way!
For a while the site was pretty quiet but for the past couple of weeks, everything comes alive as early as 7:30am.
Their website is up and operating- make sure to register for the latest news OR allow me to keep you posted. Prices are starting at $1.2M, sales begin this fall and you can find additional information here. I am very excited for this project- great location and views!

In April and May there were 14 listings on the NWMLS that were either labeled as Sold, Active- STI (subject to inspection) or Pending in the Belltown/Downtown neighborhood.
Some of the quick turnovers…
Moira Holly listed a 2 bedroom/ 1.75 bath condominium at Continental Place for $1.695M 3/31/07, accepted an offer on 4/03/07 and it sold for asking price on 5/24/07.
Another condo at Continental Place listed for $1.295M on 4/14/07, an offer was accepted 4/20/07 and it sold for $1.330M on 5/24/07.
One of the 5 condos at the Millennium Tower listed 5/01/07 for $3.895M, changed to Active-STI 5/10/07 and has been Pending since 5/18/07.
At the Cristalla, a $1.1M 2 bedroom/ 2 bath was listed on 5/24/2007 and labeled Pending on 5/25/07!
