PROJECT SCHEDULE
With our Master Use Permit now in hand, the AVA development team is in the final design and entitlement process. As we prepare to submit for the final building permits from the City of Seattle, we continue to work closely with our contractor to secure the best possible construction pricing for our future owners. We anticipate receiving final project costing and entitlements by the second quarter of 2009, and will be in position at that time to finalize the construction schedule and occupancy date.

PRIVATE PREVIEW APPOINTMENTS

Later this summer, private preview appointments will be available for all interested homebuyers to tour the sales center. You will be among the first to preview the contemporary and sophisticated design palettes which have been custom created for AVA as well as explore home décor options. The sales center is located at the corner of 8th Avenue and Olive Way, just one block away from the AVA site (open by appointment only).

PRIORITY RESERVATION OPPORTUNITY

New homebuyers will be invited to entertain a Priority Agreement, which provides a preferred opportunity to select from the new release of homes once they are officially released for sale next year. Priority Agreements are offered in exchange for a fully refundable deposit of $10,000 and are a convenient way to secure your purchase position with preferred selection and introductory prices.

New condo tower debuts at ?State of Downtown? event

AVA will feature an outdoor heated pool and lounge deck with cabanas for entertaining.

AVA, a new high-rise condo development, is another step closer to being fully realized.

The development team recently received its Master Use Development Permit with the unanimous support of the Seattle Design Review Board. A new building model was showcased yesterday at the Downtown Seattle Association’s “State of Downtown” event that was attended by members of the media, downtown stakeholders, and local and state government, including Governor Christine Gregoire.

With development milestones progressing quickly, the AVA sales team is planning to begin private preview appointments at the new AVA sales center beginning in March. Open by appointment only for the time being, the sales center will feature a scale model of the tower, interior model vignettes of the kitchen and bathroom, floor plans, views, finishes and other exhibits that will assist buyers in visualizing their new home at AVA.

Last fall, a number of homebuyers were treated to a sneak preview of AVA and subsequently took advantage of the first opportunity to reserve a new home. Virtually all the inventory that was initially released by the developer was quickly reserved.

With the opening of the sales center and the release of new inventory, the next wave of

homebuyers will have the same opportunity to secure reservations of their own by contacting the sales team for a private appointment to tour the sales center.

“With the (Master Use Development Permit) approval, we can now release homes higher in the building,” says Firoz Lalji, principal of FANA Group of Companies, co-developer of AVA. “We are excited to introduce this new inventory to new registrants who did not have the chance to reserve last fall.”

Located in downtown Seattle’s Retail District, AVA residents get to experience a thriving, bustling neighborhood right outside their front door. They’ll be within walking distance of some of the city’s finest shopping, dining, and cultural attractions, including Barneys New York, Ruth’s Chris Steak House and The Paramount Theater.

AVA is just a few blocks from the onramps of Interstate 5. It is also near the soon-to-be-completed light rail station, which will offer shuttles to Seattle-Tacoma International airport. recently voted AVA as “Seattle’s Best Looking New Project.” Not surprisingly, the iconic building was designed by the award-winning architectural firm of Weber + Thompson, noted for designing the first “tall and slender” tower envisioned by the Mayor’s new Center City Plan.

In addition to being architecturally attractive, AVA is also environmentally conscious. This project is utilizing sustainable design and construction practices and technologies; upon completion, it will apply to become a LEED-certified “green” building seeking silver status. LEED is a registered trademark of the U.S. Green Building Council.

39 stories tall in the fabulous 8th and Pine location, AVA will feature 190 hotel rooms on the first 17 floors and approximately 200 private residences starting on the 18th.
